Why don’t we talk about home performance like we talk about car performance?

When we’re buying a car, the metrics are crystal clear:

  • Performance: 0 to 60 in 4 seconds

  • Efficiency: 500km per charge or 100km per litre

  • Safety: 5-Star crash rating

  • Comfort: Suspension, noise isolation, premium heated seats

These numbers give us confidence in the product’s quality, efficiency, and how it will perform for us.

But when we talk about buying or building a home, the conversation is often limited to square meterage, the number of bedrooms, and location. We rarely ask: What is the home’s performance?

Homes are one of the most significant factors in our health, comfort, and financial resiliency.

Imagine if we measured and disclosed our homes with standardised and easy-to-understand metrics?

  • Health Score: Average CO2 and VOC levels for indoor air quality

  • Comfort: How long does the home stay within a comfortable temperature range of 20 to 25 degrees without heating and cooling?

  • Efficiency: What is its Star Rating and Whole of Home score? How much energy does this home need throughout the year to stay comfortable?

  • Airtightness: Measured in air changes per hour, how well does the home retain the dollars you put into it? This correlates directly to comfort and energy efficiency

These metrics, standards, and certifications already exist. The challenge is making them as visible and universally demanded as a car’s safety rating.
